A dedicated, experienced sales negotiator 

We will allocate you an experienced, individual, residential sales negotiator who will be your point of contact from the outset and they will stay with you throughout the sale; from first coming to the market, through negotiation of offer and then the legal element of the transaction. They will begin by visiting your home to gain a full impression of the qualities of your property to enable them to enthuse and knowledgeably recommend the selling points to prospective purchasers. In the estate agency industry, many sales negotiators do not take the opportunity to read a Client’s brochure, never mind take the time to visit their home. 

Furthermore your property will be actively marketed by each team member across the three David James branches with everyone in each branch incentivised to sell your property. However, it is your allocated negotiator who will be tasked with keeping you fully informed of the property’s performance and then work with youto agree and then progress the sale of your property. 

The experience of your negotiator is key in the current marketplace as only someone with vast experience of the property market will be able to extract the very best price foryour property. You are selling arguably your largest asset, so you need to be sure it is in expert hands and not being sold by someone with very little experience.

As an inclusive service, we can consult with you and even negotiate for you on the property you wish to purchase if you are looking to buy on. Having initially taken time with you to determine your budget and level of interest in your potential purchase, we can give you advice on the value of the home you are looking to buy through researching the property and the marketing history in order to provide guidance to you in respect to the marketing price and potential offer levels.

Armed with this information, you are then able to make offers directly or as property experts we can negotiate on your behalf. The benefit of this is that we are impartial and can remove the emotional attachment you would have to the buying process and combine it with our wealth of negotiating experience; giving us the best chance of successfully obtaining the property you want at the best possible price.

We use full-colour floor plans, which display fixtures and fittings as well as approximate floor space. This is important as an increasing number of prospective purchasers look more favourably at properties that have floor plans when they are choosing which properties to view, especially on the internet. Our floor plans are not only accurate in providing an outline of layout, but also give the feeling of spatial awareness to the property.

Our team have been professionally trained to photograph your property in the best way possible using the best equipment. We will take time at your home to ensure the photography is to a high standard as it is vitally important that this process is correct. We also photograph extensively to ensure prospective purchasers get a comprehensive idea of what the property has to offer. Premium Listing and Featured Property on rightmove.co.uk

Rightmove

We will enhance your property’s marketing on rightmove.co.uk, the UK’s biggest property portal. As part of your marketing package, we will provide you with a Premium Listing on both their desktop site and their mobile app. Your property will have a larger listing box attracting more interest and therefore enquiries. The desktop listing will also contain four photographs rather than two to ensure your property stands out, whilst the advertisement on the mobile app will have three photographs and a distinctive green band. Rightmove data demonstrates that thousands more home hunters click on a Premium Listing than a standard one, therefore your property will stand out from the crowd! Whilst Rightmove’s recommended price is £250.00, as part of your David James marketing package we will include this for you FREE OF CHARGE.

We will also ensure that for the first 28 days of the property's marketing cycle, it will automatically be classed as a Featured Property on the rightmove.co.uk website at no extra charge. This tool will give your property even more exposure and ensures it is seen by all buyers searching in the property's price bracket. The first four weeks of a property's marketing is a key time and David James' use of these features on Britain's biggest property website will ensure maximum exposure.  

Legally Prepared

The legal process when selling your home can be bothtime-consuming and costly. The longer a sale takes to progress, the greater the chance of the sale falling through due to numerous factors. 

With this is mind, David James offer Legally Prepared. The idea is to complete much of the legal work when you first market your home and before you have found a buyer; with the idea of eliminating many of the pitfalls in the conveyancing process before they arise and avoiding lengthy delays in the progress of a later sale.

Under our Legally Prepared scheme, our dedicated team of conveyancers will carry out the pre-contract work in advance – potentially saving up to 25 days in the legal process. 

Not only will this legal work be carried out in advance, our service is NO SALE, NO LEGAL FEE, therefore you have the peace of mind of knowing that should something go wrong you won’t be hit with any unforeseen bills from your solicitor for an abortive sale. 

We work closely with our conveyancing partners to ensure a smooth transition through the sales process. Given the strength of our relationship, we can rely upon them for regular updates or demand for a matter to be progressed more quickly if necessary; something that can prove difficult with other conveyancers with whom we do not have this relationship.

We carry out accompanied viewings on properties 7 days a week (that includes Sundays!) something which is both well received and appreciated by prospective purchasers.

We can offer buyers extra flexibility to work around their job or family commitments and ensure your property is available for viewing at all times. This is in comparison to many of our competitors who only offer viewings during office hours. This therefore gives us and your property an extra edge in ensuring it is widely available for viewings. In a busy marketplace, buyers won’t wait to be able to view your property if the agent can’t show them around for a few days. Accessibility is therefore vitally important in ensuring we maximise interest and give us the best chance of securing a sale.
