SHARED EQUITY PROPERTIES

What is a shared equity property?

A shared equity property provides 100% ownership but only requires a 75% payment from the Purchaser (price shown is the 75% payment required). These homes are subject to eligibility criteria set by Nottingham City Council who will put in place a restriction on the legal Title of the property (please see re-sale section below). No payment of rent will be due and the responsibility of repair, maintenance and insurance lie entirely with the Purchaser.

Do I meet the criteria?

To qualify as a purchaser, please refer to the qualifying criteria:

1. The Buyer must occupy the house as their sole residence and not own another property
2. The Buyer's annual income must not exceed £60,000
3. The Buyer must not be related to or associated with Langridge Homes

Buyers will need to provide documentation as evidence to David James Estate Agents to show that they satisfy the above criteria.

What happens if I want to sell the property?

When a shared equity property is re-sold to a second Buyer, the second Buyer can apply for the restriction on the Title to the property to be removed and the occupier will be required to make payment to Nottingham City Council upon the second-sale of the property. The payment will be 25% of the sale price agreed for the second purchaser (the sale price being 100% market value).
