Tenant Find

Tenancy Arrangement Fee: £450 plus VAT (£540 including VAT).

Our Tenant Find service is designed for those hands-on Landlords who live locally and want to take full responsibility for management of their property. Our Tenant find service includes:

  • Fitness for human habitation assessment
  • Professional photography, floorplans and video walkaround
  • Extensive internet advertising on Rightmove, Zoopla and OnTheMarket
  • Tenant matching service
  • Accompanied viewings available six days a week
  • Full thorough referencing and credit checks
  • Preparing and signing the tenancy agreement
  • Standing order set-up
  • Inventory with full photographic schedule of condition
  • Ensuring tenants receive all the necessary prescribed information

Part Managed

Tenancy Arrangement Fee: £400 plus VAT (£480 including VAT).

Monthly Management Fee 7% plus VAT (8.4% including VAT).

If you are looking for an agent to assist in the management of your property, but still want an element of day-to-day involvement, then Part Managed could be a cost-effective option for you. Our Part Managed service includes all the benefits of our Tenant Find offering, in addition to:

  • Rent guarantee included for the first six months of the tenancy, with legal and eviction costs also covered
  • Two property inspections per year
  • Daily rent runs, monthly rental statements and state of the art accounting software with landlord portal providing property financials at the touch of a button
  • Dedicated property management team handling all aspects of your tenancy from move-in through to check-out
  • TDS Custodial deposit protection
  • Full end of tenancy check-out process with deposit management
  • Utility and local authority account transfers
  • Non-resident landlord tax arrangements handled for those Landlords living abroad

Managed

Tenancy Arrangement Fee: £350 plus VAT (£420 including VAT).

Monthly Management Fee 10% plus VAT (12% including VAT).

Managed is the perfect option for those Landlords looking for a hands-off approach. We handle all aspects of day-to-day management and provide enhanced protection with quarterly property inspections and rent guarantee for the first twelve months of the tenancy. Our Managed service includes everything in the Tenant Find option in addition to:

  • Rent guarantee included for the first twelve months of the tenancy, with legal and eviction costs also covered
  • Four property inspections per year
  • Daily rent runs, monthly rental statements and state of the art accounting software with landlord portal providing property financials at the touch of a button
  • Dedicated property management team handling all aspects of your tenancy from move-in through to check-out
  • All maintenance work arranged on a Landlord’s behalf
  • 24-hour emergency maintenance line for Tenants
  • TDS Custodial deposit protection
  • Full end of tenancy check-out process with deposit management
