We also offer accompanied viewings six days a week, allowing the busiest of applicants the chance to view your property.
Inventories and Inspections
We produce an in-depth photographic inventory to ensure that you have adequate documented evidence to protect you in the event of a deposit dispute.
We know that your property’s condition is a major concern, so we will visit your property regularly to ensure it is being looked after and supply you with a photographic report.
Peace of Mind with Rent Guarantee
In the event of non-payment of rent, your rent will be covered up to a maximum of £2,500 a month for a period of fifteen months in total or until vacant possession is obtained, whichever is sooner.
Legal costs will also be covered up to a level of £100,000 to regain possession of the property following a breach of tenancy. Rent will be paid in arrears on a monthly basis and a solicitor will be instructed to obtain possession on your behalf. Your legal fees will also cover the serving of statutory notices and court attendance costs
24 Hour Maintenance Line and Utility Transfer
No matter what time of day, we are available to respond to any emergency work that is required. Our intuitive reporting system allows Tenants to upload photographs to help provide us with more information to speed up the diagnosis and resolution of any problems that occur. We have tradesmen available around the clock to ensure your property returns to full working order.
When your property becomes vacant we will also inform the gas, electric and water providers of any changes as well as the local authority.
Daily Rent Runs and Personal Accounting
We process our rental payments every working day (rather than on a weekly basis as is the case with many of our competitors). This ensures you will receive your rent as soon as it is paid to us. If your rent is late, we proactively work with your Tenants to manage any problems.
Our Landlords can also benefit from our accounting app, where they can access all the financial information relating to their property including monthly remittances, end of year tax statements and maintenance invoices.
