25 viewings in a week! David James’ pricing approach sparks bidding war

When Carolyn Parsons wanted to sell her Mapperley home, there was only one agent for her.

“We’d originally had our house valued a year before moving, calling in two local agents. David James valued our home at around £135,000, whereas the other agent’s valuation came in at only £120,000 – it turns out he would be paid on a commission basis per successful sale, so by undervaluing it he knew it would be snapped up and he’d get his bonus.

“When we did decide to make the move this year, we didn’t hesitate in calling in David James. There are so many of their boards in the local area, including several on our road alone, they are clearly the agents to use in Mapperley!

“With prices having increased since our initial valuation, David suggested we market the property at offers in the region of (OIRO) £140,000 with an aim to achieve an even higher sale figure.

“He explained that an OIRO pricing structure would open us up to a wider number of buyers, particularly when people search online. This approach would allow us to come up in an increased number of search brackets and, having spotted the property, buyers with a slightly lower budget might well decide to push themselves a little higher to secure their dream home.

“We followed his advice and had so much interest – 25 viewings in the space of a week – that David James recommended asking for sealed bids, with a closing date for best and final offers to be submitted. Five offers were put forward, with the property selling for £155,500, only two weeks after going on the market.

“We couldn’t be happier with the outcome – David’s pricing approach really worked for us and the final sale price exceed our expectations. If we’d gone with the other agent’s valuation we would have lost out on over £30,000!”
